7 Signs Your Flat Roof Needs Replacing
Flat roofs don't last forever. Here are the warning signs every West Sussex homeowner should know — and when to call a professional before a small leak becomes a big problem.
Flat roofs are common across Littlehampton, Worthing and the wider West Sussex area — especially on extensions, garages, and porches. They're practical and cost-effective, but they have a finite lifespan. The good news? They usually tell you before they fail. You just need to know what to look for.
1. Blistering or Bubbling on the Surface
If you see raised bubbles or blisters on your flat roof, moisture has got trapped between the layers. This is a clear sign that the waterproofing is compromised. Small blisters can be repaired, but if they're widespread, the roof is on borrowed time.
2. Ponding Water That Doesn't Drain
A flat roof should drain within 24 hours of rain. If water sits in pools for days, the structural deck may be sagging or the falls are inadequate. Standing water accelerates deterioration of any roofing membrane and will eventually find a way in.
3. Cracks or Splits in the Membrane
UV exposure and temperature cycling cause bitumen and felt roofs to crack over time. GRP fibreglass roofs are far more resistant — one of the reasons we recommend them — but even GRP can split if the substrate moves. Any visible crack is an immediate concern.
4. Water Stains on Your Ceiling
Brown or yellow stains on the ceiling below a flat roof mean water is already getting through. By the time you see the stain, the leak may have been active for weeks. Don't wait — the timber deck could be rotting.
5. The Roof is Over 20 Years Old
Traditional felt flat roofs typically last 10–15 years. GRP fibreglass roofs can last 25+ years. If your flat roof is approaching or past these milestones, have it inspected — even if it looks fine from the outside.
6. Loose or Lifting Flashing
Flashing where the flat roof meets a wall or chimney is a common entry point for water. If the flashing is loose, cracked, or pulling away, it needs resealing or replacing before the next heavy rain.
7. Excessive Moss or Plant Growth
Moss holds moisture against the roof surface, breaking down the membrane faster. If plants are growing in the debris on your flat roof, it's been neglected and needs attention — both cleaning and a thorough condition check.
